Construction Impacts
Construction Impacts While not everlasting the impacts on the area of the site development and construction will be huge. Many of us recall hearing the developer, Mike Boyers, in trying to dismiss the impact of bringing in the fill dirt, cavalierly saying:
"We're not going to need that much fill dirt. On average, we'll only bring in 1 foot of fill"
This was in response to their earlier proposal to bring in up to 4 feet of fill on the Hogan property.

This characterization is somewhat disengenuous and is intended to mask the scale of the fill dirt. If one does the calculations this works out to 33000 cubic yards!

     20 acres = 870000 cubic feet= 33000 yards
Assuming a very big dump truck that holds 20 yards, this results in 1600 truck loads. Or 3200 truck trips up and down (presumably) 55th street. Most likely, the average amount per truck load would be smaller than that so this is really a minimum number of truck trips. Now, imagine what 55th street will be like with this parade of dump trucks moving up and down. As described here this street is:
  • A residential street with 25 homes that back up to it.
  • Contains a school bus stop.
  • Is crossed by many of the neighborhood children to get to the bus stop, park and neighborhood pool.
  • Is used by hundreds of people a day for recreation.

Of course, the developer is proposing to quarry the area east of 55th street. Hopefully they won't be able to quarry that property. It is after all:

  • Designated as environmental preservation in the Boulder Valley Comprehensive Plan.
  • Contains wetland and meadow habitat that may hold species of concern.
  • Is immediately adjacent to critical wetland habitats on the South Boulder Creek Open space.
But, if the City allows them to quarry that property they would have to to dig a 10 foot deep hole across 2 acres of land. Of course, digging down only a few feet in the area and they will hit the copius ground water (that feeds the critical wetlands). Assuming they could use this property as the source of their fill it would still impose a huge safety issue and impact on the area.
